Where to stay in Khiva

Inside Ichan-Kala, just outside the gates or in the newer town? What each area is like, the types of hotel, and how to choose.

Stay inside or within a few minutes’ walk of Ichan-Kala, Khiva’s walled old town. Inside the walls you get dawn and evening in an almost empty historic city, mostly in small family guesthouses. Just outside the gates there are larger hotels with more space and parking. For something different, add a night in the yurt camp at Ayaz Kala.

Our advice for most travellers: inside the walls or right by a gate, for at least two nights.

Types of accommodation

  • Family guesthouses. The most common choice inside the walls. Simple, clean rooms around a courtyard, home-cooked breakfast and owners who know everyone in town. Some have rooftop terraces with views of the minarets.
  • Boutique and heritage hotels. A few buildings in and around Ichan-Kala have been converted into hotels with more character and higher prices.
  • Mid-range hotels outside the walls. Larger rooms, lifts in some, reliable air-conditioning and parking. A good choice in midsummer and for families.
  • The yurt camp at Ayaz Kala. Not in Khiva, but within reach: a night in a felt yurt below the desert fortresses, with dinner, a sunset climb and sunrise over the Kyzylkum. See desert fortresses.

How to choose

  • Summer (June–August): check that air-conditioning is in the room, not only in the common area. A pool or a hotel just outside the walls can be worth it.
  • Winter (December–February): ask about heating. Old buildings are cold, and the desert nights drop below freezing.
  • Mobility: rooms inside the walls are often reached by stairs and uneven lanes, and cars can’t always reach the door.
  • Arriving late: if you land in Urgench late in the evening, choose a place that can take a late check-in and tell the host your flight number. See Urgench airport to Khiva.
  • Registration: hotels and licensed guesthouses register foreign guests automatically, as Uzbek law requires. Keep any registration slips until you leave the country. See the Uzbekistan visa guide.

Frequently asked questions

Is it better to stay inside or outside the walls in Khiva?

Inside, or right by a gate, if you can. You can walk the old town at dawn and after dark, when it is at its most beautiful and almost empty. Hotels just outside the walls offer more space and parking and are still only a few minutes’ walk away.

How many nights should I stay in Khiva?

Two nights for most travellers. That gives a full day in Ichan-Kala and a second day for the desert fortresses or a slower pace. Add a third night for a yurt-camp stay or a trip to Nukus.

Can I stay in a yurt near Khiva?

Yes. There is a yurt camp below the Ayaz Kala fortress, about 1.5–2 hours from Khiva, open in the warmer months. A night there includes dinner, sunset and sunrise over the desert.
